Most Perth tenants think a bond clean is just a thorough regular clean. It is not. Your agent is working from a specific REIWA inspection checklist and they tick it off room by room. Inside and outside of every cupboard, drawer, and cabinet. The oven inside and out, including the door glass between the panes. Range hood filter and exhaust. The cooktop, including under any removable bits. Behind and under the fridge if it is being moved. All splashbacks. Sink, taps, and drain.
Bathrooms and laundry
Mould on grout, silicone seals, and shower screens. Tiles top to bottom. Toilet inside and out, including the base where it meets the floor. All taps and fittings. Exhaust fans pulled apart and cleaned. Mirrors. Inside the vanity. Laundry tub and behind the washing machine.
Bedrooms and living areas
Walls inspected for marks, scuffs, and stains. Windows inside and out where accessible. Window tracks and screens. Skirting boards and architraves. Light switches and power points. Ceiling fans and air con vents. Cobwebs in corners.
Carpets and floors
Professional carpet cleaning with receipt to show the agent. Hard floors mopped and corners cleaned. Tile grout. Marks on lino or vinyl.
Outside
If your rental has any outside area, that gets inspected too. Sweeping, removing cobwebs from eaves, cleaning the back patio, gardens left in the state you took them in.
What gets people stung
Three things come up over and over. Oven cleaning, especially the glass between the door panels. Mould on bathroom grout and silicone seals. And carpet cleaning receipts, where the agent wants to see proof from a professional rather than your word that you hired a machine from Bunnings.
