If you're moving out of a Perth rental and you're trying to work out what a bond clean should cost before you call around, this post lays it out by house size. The right price for a 1-bedroom apartment in East Perth is very different to a 4-bedroom family home in Joondalup, and most quote calculators online aren't accurate enough to be useful.

What does a bond clean cost in Perth by house size?

The real 2026 ranges, fully professional bond clean with bond-back guarantee:

  • Studio or 1-bedroom unit: $250 to $400
  • 2-bedroom unit or apartment: $350 to $550
  • 2-bedroom house: $400 to $650
  • 3-bedroom unit: $450 to $700
  • 3-bedroom house: $550 to $900
  • 4-bedroom house: $700 to $1,200
  • 5-bedroom or larger: $1,000 to $1,800

These ranges include the standard bond clean items: kitchen (oven, range hood, cooktop, splashbacks, cupboards inside and out), bathrooms (full deep clean, tiles, grout, glass), living areas (skirtings, walls spot-clean, doors, light switches, blinds), and bedrooms (wardrobes inside, walls spot-clean, blinds, light fittings).

What pushes the price up?

Carpet steam cleaning. Most Perth bond cleaners charge $30 to $60 per room for carpet steam cleaning, or include it in a package deal. A 3-bedroom house with carpet in all bedrooms and living areas adds $150 to $300 to the bond clean.

Pest control. If your lease required a pest treatment on move-out (most pet-allowed leases in WA do), budget $150 to $300 for a flea treatment, or $200 to $400 for a general pest treatment with a 3-month warranty.

Pool clean. If the property has a pool, the lease usually requires it to be cleaned and the chemistry balanced before handover. Budget $150 to $400 depending on pool size and condition.

Garden tidy. Some agents make garden tidy a condition of the bond return. Mowing, edging, weeding, leaf removal: $200 to $500 for a typical Perth yard.

Wall washing. If walls are above light spot-clean condition (smokers, kids, pets), the cleaner often charges extra for full wall washing. Add $200 to $500.

Heavy oven build-up. Most quotes assume normal oven condition. If yours hasn't been cleaned in 18 months and there's serious build-up, expect a $50 to $150 add-on or a separate oven-only service from a specialist.

What's included in a typical Perth bond clean?

Most reputable Perth bond cleaners include the same baseline. We listed the exact REIWA inspection items in our REIWA bond clean checklist post. The short version:

  • Kitchen: oven (inside and out), range hood (filters too), cooktop, splashbacks, sink, taps, all cupboards inside and out, dishwasher.
  • Bathrooms: toilet, shower (tiles, grout, screen), bath, basin, mirror, exhaust fan, tile floors, towel rails.
  • Living areas: floors, skirtings, light switches, power points, doors, door frames, blinds, fly screens.
  • Bedrooms: wardrobes inside, blinds, light fittings, walls spot-clean.
  • Outside: cobwebs, garage floor sweep, balcony or patio sweep.

A clean that EXCLUDES any of these standard items is probably not a true bond clean. Always ask for a written inclusion list.

Bond-back guarantee: what it actually means

A "bond-back guarantee" or "re-clean guarantee" in Perth typically covers you for 72 hours to 7 days after the clean. If the agent fails the inspection on cleaning grounds, the cleaner returns and re-cleans the failed items at no extra charge.

What it does NOT cover:

  • Anything outside the scope of the original quote (you didn't pay for carpet steam, agent fails on dirty carpet, cleaner doesn't have to fix it).
  • Damage that isn't cleaning (paint marks, broken fixtures, scratched floors).
  • Inspections more than 7 days after the clean.

The guarantee is real, but it's narrower than it sounds. Get the inclusion list, get the guarantee in writing, and ideally do the inspection within 48 hours of the clean while the cleaner is still local.

DIY vs paying a cleaner

A 3-bedroom Perth house takes 12 to 20 hours of solid work to bond-clean to REIWA standards. If you value your time at $40 per hour, that's $480 to $800 worth of your own time, plus $60 to $120 in supplies. Most professional bond cleans for a 3-bedroom house come in at $550 to $900.

The maths usually favours paying someone. The exceptions are if you actually enjoy the work (some people do), if your bond is tiny (a $300 student lease bond isn't worth a $400 clean), or if you're cleaning multiple properties.

How long does a bond clean take?

For a professional team:

  • 1-bedroom unit: 3 to 5 hours, usually one or two cleaners.
  • 2-bedroom: 5 to 8 hours, usually two cleaners.
  • 3-bedroom: 7 to 12 hours, usually two or three cleaners.
  • 4-bedroom: 10 to 18 hours, usually three or four cleaners.

Most reputable Perth bond cleaners schedule a single half-day visit with a 2 to 3 person team. If a quote says one cleaner for a 4-bedroom house, that's usually a budget operator who'll skip detail to hit the time.

Red flags in a quote

  • No written inclusion list. Always ask.
  • "$199 bond clean" for a 3-bedroom house. Real cost is at least $550. The $199 is the deposit, the rest comes "on the day".
  • No ABN on the invoice. Reputable cleaners are registered businesses.
  • Cash-only. Always a warning sign.
  • No bond-back guarantee in writing. Verbal guarantees are worth nothing.
  • Pressure to book on the spot. Reputable cleaners are happy for you to compare quotes.
